| Eagle County Market Overview | |
![]() The start of 2013 has been a positive one in terms of market activity. Showings and offers are being made, however, the difference between the more active pace of the 4th quarter of 2012 and the start of this year is that inventory levels are low and buyers and sellers are having a more difficult time finding "market price". This has resulted in a more sluggish closing volume - but not affecting activity. The trends showing market improvement continue. The number of sales transactions for 2013 YTD is keeping pace with the good results seen last year. The average sales-to-list-price ratio for 2013 closings is 93%, it was 91% for all of 2012, it was 90% in 2011 and 87% for 2010. The current inventory level of 936 actively listed properties is 3% higher than reported in January. In January we reported 906 active listings, 917 in November, 1117 in September and 1224 in July. The average time-on-market for the currently active listings is at 356 days, 365 days in our last report. There are only 18 active Bank Owned properties and 24 currently active Short Sales - not a significant portion of the active market - see Bank Owned and Short Sale Report. There are another 173 listings currently "under contract" - 148 reported two months ago. The average time-on-market for these listings is 205 days (167 in January). Of the 173 under contract listings 20 are Bank Owned and 47 are short sales.
