Eagle County Market Overview |
Summary: The inventory of availably residential properties is relatively low with 808 currently being offered. Another 288 are under contract and most of these will go all the way to closing. 739 have sold since the beginning of the year (this time last year there were 759 sales). Sold Listings: 739 listed properties have sold since the beginning of the year. This is a 3% decrease in transactions over the same time period in 2018. For all of 2018 we had 1350 residential real estate transactions, somewhat consistent with the 2016-2018 numbers. The sales-to-list-price ratio is steady at 94% (2016-present). And the average days-on-market is up slightly at 131 days compared to 116 days for all of 2018. Active Listings: Of the 808 active listings 69 are new within the past 14 days and 182 have been on the market for more than a year. The average days-on-market for these currently active listings is 240. Pending Listings: There are another 288 listings currently "under contract", consistent with a year ago. The average time-on-market for these pending listings is 103 days, down from our last report.
